Summary of how the Salt Lake County Utah housing market performed in the third quarter 2017.
3rd Quarter 2017 Housing Market Update
The Salt Lake housing marketing remained strong in the 3rd quarter with an increase in the median sales price of 8.15% to $292,000. Slightly more homes did come on the market and there were 5.44% fewer sales, both of which contributed to a slight easing of the inventory levels. The median days taken to sell a home increased slightly to stand at 13 days which is still a very strong seller's market.
Single Family Home Sales
The single family home real estate market did show some small signs of easing in the 3rd quarter. While the median sales price increased 9.81% to $329,422 year on year, it was pretty much the same as we saw in the last quarter. We also saw a few more homes coming onto the market and the number of actual sales dropped 8.19%. Homes were also taking longer to sell standing at a median of 15 days.
Condo Home Sales
The Salt Lake Condo market performed better, with condo prices increasing, sales increasing and time on market declining. The median sales price for a Salt Lake County condo stood at $187,900 up 8.61%. There were 12% more listings that came onto the market, and the number of condos sold increased 9.56% with 619 sales. The time taken to sell a condo showed a sharp drop to stand at a median of just 10 days.
