Summary of how the Salt Lake County Utah housing market performed in 2012.

2012 Annual Housing Market Update

Strong home sales and a tightening of inventory levels pushed the median home price for a single family home up 6.26% in 2012. There were a total of 10950 single family homes sold in 2012 (up 15.84%), taking a median of 35 days to sell (down from 70 days in 2011). All but one zip code saw its median home price appreciate in value, with the best performing area being 84104 which returned an impressive 30.24%. Some of the best performing areas were in the less expensive Salt Lake City areas, where property investors started to re-immerge, applying more pressure to the already shrinking homes for sale inventory.

The condo real estate market continues its slow improvement but remains some way behind single family homes.  Condo sales improved 25% to 1257, but it was not enough to stop the median condo sales price falling 2.99% to $130,000.
