How motivated is the seller, have they already purchased another home, is the market slow, are they having financial problems?, are they going through a divorce. It the seller is motivated for example they are making payments on 2 properties then you maybe able to take advantage of this and save a few thousand dollars. Of coarse even if the seller is motivated it does not mean that they will accept your offer and in practice the savings received are not that great.
