When the seller transfers the property over to the buyer there are certain criteria covered in the real estate contract that dictate what condition the property must be left in.

Condition of the Property

When you write an offer the standard contract in the State of Utah covers certain items regarding the condition of the property. This includes things like the property must have been cleaned to a set standard, the furnace must be in working order etc, appliances must be working, roof must not leak etc. You can if you so wish also include other items which are not covered by the contract.
