
Home Selling Advice - Exclusive Right to Sell
This is the normal type of contract used to sell homes, the Realtor receives their commission regardless of where the buyer comes from, even if the seller provides the buyer. The commission is specified in the contract and is split between the buyers agent and sellers agent, if the buyer is not represented by a Realtor then the sellers Realtor is intitled to both commissions.
You should get the best level of service when agreeing to this contract, the Realtor will market your home with the expectation that any expenses they incur will be recouped when the home is sold.
