2019 Annual Housing Market Update
2019 was another great year if you owned property in Salt Lake County with the year again seeing record home prices and a high single-digit sales price increases. The median sales price for a property climbed 7.12% to stand at $342,000. While prices were up new listings were down with a decline of 5.69% and total sales saw a slight tick down with 0.80% fewer sales. The biggest change was in the median days on market which jumped 43% to 23 days, which while it sounds bad is still a very strong number.
Single Family Home Sales
Fewer homes listed (down 5.97%) for sale saw a tightening single-family home market, driving up prices to a new annual record of $380,000 (up 7.04%).
Condo Home Sales
The condo market performed slightly better than the single-family home market, with median sales prices up 8.59% to $227,983. But there were fewer condos listed for sale (down 16%) and fewer sales (down 7.91%). Condos that were listed sold fast, with a median days on market of 19 days, but this was 72% slower than in 2018 when it was just 11 days.
